What Modifications Can Be NDIS Funded?
Home modifications are funded through your NDIS plan as a reasonable and necessary support - typically under the Assistive Technology and Home Modifications (AT-HM) category. For most non-structural modifications under $20,000, no builder quote is required. An occupational therapist assessment and our itemised quote is all that's needed.
Common modifications we carry out for NDIS participants include:
Grab rails and safety rails
Shower, toilet, hallway and bedroom grab rails installed to Australian Standard AS1428.1. Fixed securely into wall studs, not just plasterboard. Tiled wall installations included.
Access ramps
Rubber threshold ramps, timber ramps for single or multiple steps, and composite modular ramp systems with compliant handrails. From a simple step at the front door to a longer run with a landing.
Doorway widening
Wider doorways for wheelchair, walker or mobility aid access. Non-structural widening includes a new door, frame, and hardware. A site assessment confirms the structural status before work proceeds.
Door modifications
Lever handle replacements, hydraulic door closers, hold-open magnets, safety hinges, sliding door conversions, and aluminium cover strips for minor threshold changes.
Handrails to steps
Modular stainless steel handrails to existing external or internal steps; one side or both.
Bathroom modifications
Fold-down and fixed shower seats, toilet safety frames, raised toilet seats, and hand-held shower rails.
Non-slip treatment
Non-slip strips, P4-rated non-slip coatings, and hybrid waterproof vinyl plank flooring for wet areas.
Building damage repair - disability related behaviours
The NDIS can fund repairs to a participant's home where damage has been caused directly by behaviours related to their disability. This includes holes in walls, damaged doors, broken fixtures and fittings. Works are carried out to a functional standard and the area is made good. This support is separate from general home maintenance and requires the damage to be directly linked to the participant's disability. How NDIS Funding Works for Home Modifications
Self-managed participants
You pay us directly and claim reimbursement from the NDIS. Our itemised invoice is your claim documentation.
Plan-managed participants
We invoice your plan manager directly. You don't pay anything out of pocket for funded modifications. We include all the information your plan manager needs - line items for labour, materials, and travel, with NDIS support category references.
What We Don't Do
We are not a registered NDIS provider. If your funding is agency-managed, you will need to check with your support coordinator whether an unregistered provider is suitable for your modification. In most cases, plan-managed and self-managed participants have no restrictions on using unregistered providers.
Do you need an OT report?
Yes - an OT assessment is required for all NDIS-funded home modifications.
For most modifications we carry out; grab rails, lever handles, ramps, doorway widening - these fall under Category A, which means any occupational therapist can do your assessment. If you don't yet have an OT, we can point you in the right direction.

Recent NDIS Changes - What You Need to Know
The NDIS budget changes announced in April 2026 target social and community participation supports. Home modifications; grab rails, ramps, doorway widening, and bathroom modifications - are explicitly protected as essential daily living supports. Funding continues as before.
In fact, approvals for minor modifications have become faster. The previous requirement to provide a builder quote has been removed for non-structural modifications under $20,000 in MMM3 locations (which includes Albany). Once the NDIA agrees the modification is necessary, funding is allocated directly.
From April 2027, home modifications will likely be classified as a 'stated support' in plans - meaning they need to be explicitly included at plan review. If your plan doesn't currently include modification funding and you anticipate needing modifications, raise this at your next review.
